Automated Valuation Model

Also known as AVM

A computer-generated home value estimate based on public data and algorithms, not a human visit.

In plain English

An AVM uses public records, tax data, and recent sales to algorithmically estimate a home's value — the technology behind instant online "home value" estimates. It's fast but far less precise than a professional appraisal.

Why it matters

Treat online AVM-based estimates as a rough starting point, not a reliable number to base an offer or financing decision on.
