Comparative Market Analysis

An agent's informal estimate of a home's value based on similar recent sales, not a formal appraisal.

A CMA is prepared by a real estate agent (not a licensed appraiser) comparing a property to similar recently sold, active, and pending listings, to help price a listing or evaluate an offer.

Why it matters

A CMA is a helpful early gut-check on price, but it's not a substitute for the formal appraisal your lender will require.
