Easement

A legal right for someone else to use part of your property for a specific purpose.

In plain English

An easement grants another party — a utility company, a neighbor, or the public — the right to use part of your land for a specific reason, such as running power lines or accessing a shared driveway, even though you still own the property.

Why it matters

Easements can limit what you're able to build or change on part of your lot — worth understanding before you plan any addition, fence, or major landscaping.
