Escrow Holdback
Funds held back at closing to guarantee a repair or condition is completed afterward.

An escrow holdback sets aside a portion of sale proceeds — held by the title or escrow company — until an agreed-upon repair or condition (like finishing a punch-list item) is completed after closing.
Why it matters
This can be a useful tool when a needed repair can't reasonably be finished before your closing date, without delaying the whole transaction.
