Quitclaim Deed
A deed that transfers whatever ownership interest someone has, without guaranteeing it's free of problems.

A quitclaim deed transfers whatever interest the grantor has in a property — with no warranty that the title is clear or even that they own it. It's common between family members or to clear up a title issue, but risky for arm's-length home purchases.
