Lien Waiver
A document where a contractor or subcontractor waives their right to file a lien after being paid.
In plain English
A lien waiver is signed by a contractor or subcontractor confirming they've been paid for their work and giving up their right to place a mechanic's lien on your property for that payment.
Why it matters
Collecting lien waivers as you pay contractors protects you from a subcontractor placing a lien on your home over a payment dispute between the contractor and their sub.
