Material Defect
A significant, non-obvious property problem that would reasonably affect a buyer's decision to purchase.

A material defect is a substantial issue — like a cracked foundation, faulty wiring, or a leaking roof — serious enough that a reasonable buyer would want to know about it before deciding to buy or what to pay.
Why it matters
