Seller Concessions

Costs the seller agrees to pay on the buyer's behalf, usually toward closing costs.

In plain English

Seller concessions are funds the seller contributes at closing to cover some of the buyer's closing costs, subject to limits set by the loan program (often a percentage of the purchase price). They're negotiated as part of the purchase offer.

Why it matters

In a slower market, asking for seller concessions instead of (or alongside) a lower price can meaningfully reduce the cash you need at closing.
